Bay Future | Tri-City Brewing Company Expands

Bay City, Mich., May 2023 – Bangor Township Downtown Development Authority (DDA) and Bay Future, Inc. are pleased to announce the expansion of Tri-City Brewing Company, a microbrewery and beverage manufacturer, in Bangor
Township. The expansion is the first stage in building out a classic beer garden unlike anything else in the area. The goal is to create an event space for larger private and public events, accommodating up to 100 guests, as the demand for hosting events at the brewery is continuing to grow. The project increases the brewery’s total seating capacity by 30% and should be completed by the middle of July.

“Tri-City Brewing is Bay City’s hometown brewery. All of the beer that you drink here is made here and it’s the only place like this in the area. After the changes that COVID brought to the restaurant industry and adjustments we had already made to our business, we saw an opportunity to expand the taproom. Our patrons showed us they loved the temporary outdoor
seating so we decided to build a permanent space they can enjoy outdoors throughout the year. We’re very appreciative of all of the support we have received for this project,” said Kevin Peil, Founder and President of Tri-City Brewing.

The $282,000 expansion project includes a 1,200 square foot year-round pavilion which will consist of 750 square feet indoor/outdoor seating with glass garage doors that will allow the room to be open during the warmer months and then closed when it’s cold. It also includes approximately 500 square feet of an outdoor patio connected to this seating area. The
brewery was supported by Bangor Township DDA with a financial incentive of $55,875. The DDA supported this project by incentivizing the public access features of the project to be in line with their mission and vision of supporting public infrastructure within the district, making it fully accessible and being ADA compliant. Bay Future, Inc. assisted the brewery throughout the process.

“Tri-City Brewing is a destination in Bangor Township, Bay County, and for the region. The Bangor Township DDA is thankful the brewery chooses to call Bangor Township home. It only made sense for us to support this project financially and to make the process of expansion for the brewery as seamless as possible,” said Lee Newton, Chairman of Bangor Township
DDA. Tri-City regularly has thirty-five beers, three wines, root beer, and cider on tap that are produced right in the brewery.

Throughout the year, the brewery will produce one hundred different beers. While the brewery has a vast distribution network, the majority of these beers are not distributed and are only available at the brewery. Tri-City will generally have three to five new beers a month that are handcrafted on site and available for a limited time.

Glenn Rowley, Charter Township of Bangor Supervisor said, “Tri-City Brewing expanding is not only good for beautiful Bangor Township, but for the whole region. It’s part of what makes our community unique and its part of what makes the quality of life here enjoyable. I’m thankful we have local partners and people in place at organizations like Bay Future and the Bangor Township DDA with the tools available to take dreams of growth and turn them into a reality.”
Tri-City Brewing was started by Kevin in his home in 2007. He began brewing beer and then gained friends and family members as investors and moved to a warehouse on the east side of Bay City. The brewery was Bay City’s first independent brewery in 50 years. In 2012 the brewery opened a tap room at its warehouse which allowed patrons to enjoy a drink and bring in food from the outside. In 2015, they purchased the land on Shrestha Drive and in 2016 built a 10,000 square foot facility with 70% dedicated to production and 30% dedicated to the tap room. At this time, Bay Future, Inc. worked with the brewery, Bangor Township, and Bangor Township DDA for over a year to help retain this company to Bay County through site selection, securing the Industrial Development District, service and support through the abatement and application
process. The $1.7 MM investment in 2016 created the area's only state of the art brewing facility on 3.5 acres of property.

Tri-City Brewing was the most decorated brewery at the 2023 World Expo of Beer in Frankenmuth earlier this month, out of 600+ beers at the festival. Tri-City Brewing was awarded sixteen medals for its beers, more than any other brewery. The brewery also received an award earlier this year by the readers of MIBrewTrail.com as their favorite brewery in the state
and Hell's Half Mile German lager was voted by readers as the overall favorite beer in the state. Bay City's home-town brewery is widely recognized as having some of the best and most inventive beers you can find anywhere. The brewery also regularly has a variety of food trucks on site and various events taking place.
